Selling a property is a stressful process and to ensure that you get the most from the sale it is worth considering the following points:
1. Get the price right
That is the most important factor when selling a property. Be advised by your agent as they will know what has sold recently in your area.
2. Prepare the property inside and out
First impressions are key here and should not be overlooked. Ask yourself if the property has “kerb appeal”, does the property look inviting enough to go and have a look inside? Ensure that the grass has been cut, leaves swept up and shrubs trimmed. If necessary, power wash the driveway and paths. Check that all the exterior paintwork is looking tidy and if need be touch up.
Ensure all rooms are aired, with as much natural daylight as possible, all beds are made and the kitchen tidy. Open all curtains and make sure the windows are clean. Put the lights on in rooms during viewings as lighting is very important and will show rooms off much better.
3. Watch your pets
Be aware that not everyone is an animal lover, and it is best to remove all pet toys and bedding for the duration of a viewing. Ensure that there is no pet odour lingering in the property and be aware that some people are allergic to pet hair.
4. Declutter
Declutter as much as possible, remove all unnecessary items from surfaces, especially in the kitchen, as the kitchen is one of the most important rooms in a property. Remove additional pieces of furniture if it makes a room look bigger. Too much clutter will make a property not only look untidy but also smaller and may put potential buyers off.
5. Make the most of viewings
Let your agent carry out all viewings and be flexible and accommodate viewings to suit potential buyers, which may be at weekends or early evening. If your agent suggests an open viewing, consider this an option, as it is often a good way of getting interest in the property. A For Sale board should be considered as this will alert others that the property is on the market. If you are too rigid you may miss a potential sale.
6. Work from home space?
Consider showing a part of the property as a work from home space as this will become more prevalent in the future as more people opt to work from home. Set up an area for example in an alcove or under stairs where a desk and chair could be included.
7. Is the time right to sell?
It is often perceived that the best season to sell a home is the spring and summer, when the property is looking its best and is more conducive for viewings. Buyers often want to be settled in for the start of a new school year. Christmas time is generally not seen as a good time to put a property on the market.
8. Respond to offers quickly
When an offer is received make sure that you respond quickly and let your agent negotiate using their experience to get the best price. Any counter offer should be issued quickly.
9. Choose a lawyer
This is an important point and should be considered early on in the process. Obtain quotes from a few lawyers and once you have accepted an offer on your property, the next stage can proceed in a timely manner. Ensure that you complete all the necessary paperwork and submit any relevant documentation without delay.
